The sink leaked again Your own plumber got there Tuesday
Ours found an earlier repair on this sink from 2 weeks ago, put it on the case and asked you one question. After your tap, the job went to Rick's Plumbing, a vendor you added, in your company's name. Rick offered Thursday. Ours got him there Tuesday.

Each reason links to its row in the side-by-side table, with both columns and the source.
Sending jobs to a network? Ask who does the work
When a maintenance company brings its own Pros, the questions are who does the work, where a repeat job goes, who finds out when nobody shows up and who your technicians answer to. Lula's column says only what Lula's public pages say, and links to the page we read.
Their Pros, or the vendors you already trust?
Ahead with OursLulaLula’s Pros, independent contractors in its own network, do the work. Lula says your preferred providers stay in place: “assign them work directly, and Lula can work with them if they pass compliance.”
Sourcelula.lifelula.life/coreNow OursJobs go only to your technicians and the vendors you add.
Ours sends jobs only to your technicians and the vendors you add, always in your company's name, by text or in the vendor app. Ours has no vendor network of its own.
The same sink leaks again. Does anyone notice it is a repeat?
EvenLulaLula lists “Reduce repeat work” among its benefits and says quality assurance follow-ups check completed work. As of October 20, 2026, the pages we read don't say how a repeat report is flagged.
Sourcelula.lifeNow OursBoth watch for repeat work. Ours shows the earlier repair and asks you first.
Ours checks each new report against earlier repairs on the same unit and the same item on file. An earlier repair is shown on the case, and the case comes to you in Needs you before a vendor is sent.
The Pro was due Tuesday. How do you know it got fixed?
Ahead with OursLulaLula says its Pros log photos and notes along the way, you see each job's status in real time, and quality assurance follow-ups check completed work.
Sourcelula.lifelula.life/coreNow OursNo tenant yes, photo or note? The case says “Not sure it happened.”
Ours books the visit with the tenant and with your vendor or technician. A case is done only when the tenant confirms the fix, or there is a photo or note from whoever did the work. Otherwise the case says “Not sure it happened” instead of guessing.
Do your own technicians get the job before anyone else?
Ahead with OursLulaLula’s home page says its coordination service fits teams with fully outsourced maintenance and that “Lula does not currently coordinate or dispatch in-house technicians.” Its llms.txt summary says it coordinates work across in-house technicians, vendors and its Pro network, and Foresight, its separate software, covers dispatch and scheduling for in-house teams.
Sourcelula.lifelula.life/llms.txtNow OursYour technicians first, in their calendar, then the vendors you add.
Each job goes to your own technicians first and is scheduled into that technician's calendar. They work from the technician app and can be on your on-call calendar. Your vendors get the job next, by text or in the vendor app.
A tenant calls at 2:00 AM ET. Who picks up?
EvenLulaLuMi answers around the clock and says it is AI. Tenants can ask for a live agent at any point.
Sourcelula.life/after-hours-maintenanceNow OursBoth answer at any hour. Ours hands off to your on-call person.
Ours answers calls and texts in your company's name and says it is an AI assistant. A tenant who asks for a person on a call is put through to whoever is on call on your team.
LuMi hands off at night. What if your person doesn’t answer?
Ahead with OursLulaYou decide what counts as an emergency, which issues reach a person at night and who that person is. In its no-heat example, Lula says LuMi escalates and moves the job to dispatch, with its Pro network underneath.
Sourcelula.life/after-hours-maintenanceNow OursYour backup is called and texted after 5 minutes.
Ours answers tenant calls and texts at any hour, in your company's name. For the emergencies you choose, it calls and texts your on-call person.
No answer? Your backup is called and texted after 5 minutes, and if nobody takes it the case comes to you. Everything else waits for the morning, and the tenant is told when to expect a call.

Not an emergency service. For a fire, a gas leak or anyone in danger, call 911 or the gas utility.
See what Ours would text your own vendors first
