Questions to ask before you hand it over
Answers for property managers, grouped by the worry behind each question.
It does the chasing The decisions stay yours
On Cautious, the default, it asks before it picks a vendor, spends money, cancels work or contacts a property owner. Each ask is one sentence with one button.
No. Needs you lists only the cases that need a person, one sentence each, next step first. Everything else is on the case if you want to look.
You set the spend limit for each property and what counts as an emergency. On Cautious it asks before it picks a vendor, spends money, cancels work or contacts a property owner, and each ask is on the case.
Cautious is the default. It asks you before it picks a vendor, spends money, cancels work or contacts a property owner.
Switch your company or one team to Standard when you trust it. Then it picks from your vendors and approves up to the limit you set for each property.
You do, for each property. On Cautious it asks before it spends anything, and the ask shows the amount and the job.
Every message and booking is on the case, with who it went to and when. On Cautious it asks before it picks a vendor, spends money, cancels work or contacts a property owner, so the big calls stay yours.
No. An emergency goes to whoever is on call, then the backup after 5 minutes. Nobody takes it? The case comes to you, with who was called and when. Everything else waits in Needs you, one sentence each.
Set rules for your whole company, one property owner, one property or a single case: a vendor to prefer, vendors never to use, people not to contact, how to reach someone, and a spend limit. Ours follows them. On Cautious it still asks before it picks a vendor or spends money, and each ask is on the case.
Texts to property owners are off unless you turn them on. When they're on, they always go out in your company's name, with the quote and an approval link. On Cautious, it asks you before it contacts a property owner.
The water heater at 9 Pine St needs $1,850 of work. The owner approves anything over $1,500. Send them the quote and an approval link?

An AI voice in your company's name. It says it's an AI assistant and that the call is recorded. Every call opens like this:
How a call opens Maple Street Rentals maintenance. I'm the AI assistant, and this call is recorded. What's going on?
On a call, a tenant can ask for a person and gets put through to whoever is on call.
Yes. Every call says it's an AI assistant and that it's recorded. The first text says it too. A tenant who calls can ask for a person and is put through to whoever is on call.
Yes. Calls and texts work in English and Spanish.
Yes. On a call, a tenant can ask for a person at any hour and gets put through to whoever is on call.
It books the visit with the tenant, tells them who is coming and when, and asks them afterward whether it's fixed. A request that can wait for the morning gets a time to expect a call.
Yes. When a case waits on a tenant, a property owner or a document, it sends the reminder on time, in your company's name. If the reminder gets no answer, the case comes to you in Needs you.
Every text carries your company's name. If a tenant looks up Now Ours, our page for people we text explains who we are, how to reach a person and how to stop texts.
Vendor not answering? Our AI team chases them
Vendors get jobs by text, or in the vendor app. Your own technicians get them first, in their calendar and the technician app.
Texts in your company's name, like this one:
Maple Street RentalsMaple Street Rentals maintenance. Rick, can you send two times for 8 Ash St, unit 2, kitchen sink leak? Text or call this number.
They can reply, call the same number or use the vendor app. It's all logged on the case.
It sends up to 4 timed nudges in your company's name. If they stay quiet, the case comes to Needs you with the next vendor to offer it to.
It books the time with both sides, and the case stays open until the repair is confirmed. Before closing, it asks the tenant if it's fixed. If the answer is no, the case comes back to you.
Jobs go to your technicians first, into each one's calendar. If nobody's free, it moves on to your vendors. The technician app is included and works offline.
Jobs go to your vendors instead. On Cautious, it asks you before it picks one or spends money.
No. Texts work on any phone. If a vendor would rather use an app, there's the vendor app, where they see only the jobs you send them.
No. It works with your technicians and your vendors, in your company's name. On Standard, it picks from your vendors.
Yes. It follows up with a new vendor by text until they're ready for your jobs. You approve the vendor once.

Keep the software you have Your work orders stay there
It runs alongside AppFolio, Buildium, Rentvine, Rent Manager or Propertyware, so nothing has to move. All five are live: it reads your work orders and closes them there.
