Arkansas landlord repair timeline
How long does a landlord in Arkansas have to repair?
The clock most states set starts at the tenant’s written notice. Here is what the statute says, with the official source. It is general information, not legal advice.
- What it sets
- Basic habitability duties; 30 days after written notice to fix, or a tenant who is current on rent may end the lease

Not an emergency service. For a fire, a gas leak or anyone in danger, call 911 or the gas utility.

The standards apply to leases entered into or renewed after November 1, 2021.
Code 18-17-502(a)The home must have hot and cold running water, electricity, drinking water, working sewer and plumbing, a functioning roof and building envelope, and working heat and air conditioning where they served the home when the lease was signed.
Code 18-17-502(a)The tenant gives written notice by certified mail or a method the lease allows. If rent is current and the problem isn’t fixed within 30 calendar days, the tenant’s only remedy is to end the lease without penalty.
Code 18-17-502(d)A tenant may not withhold or offset rent for a violation of these standards.
Code 18-17-502(d)(3)The landlord is not out of compliance if the tenant refused entry for the repair, or the tenant, family, an occupant or a visitor caused the problem.

Turn the statute into your own response times
City rules and your leases can be stricter than the state. Write your times as the strictest of the three.
- Count from when the tenant told you, because many deadlines start at notice
- Put heat, water, power and anything dangerous at the top, day or night
- Ask for notice in writing, and reply in writing, so the record exists if anyone asks
- Record every step with a time: the first reply, the booking, the visit and the confirmation
A question managers ask about Arkansas
No. Code 18-17-502 says a tenant may not withhold or offset rent over these standards. If rent is current and a problem isn’t fixed within 30 calendar days of written notice, the tenant may end the lease without penalty.
