Punch list
The short list of small items left to finish before a job, or a unit, counts as done.
Last updated
Punch lists are common at the end of a make-ready: a missing outlet cover, a door that sticks, touch-up paint. Each item gets checked off, ideally with a photo.
The term comes from construction, where the last walk-through before handover produces a list of small fixes. In property management it shows up at the end of a make-ready, after a larger repair, and before a final inspection. A short list closed fast is the difference between a unit that lists on Friday and one that lists next week.
An example
The final walk on a turned unit finds five items: a missing outlet cover in the bedroom, a closet door that drags, a paint drip on the baseboard, a loose towel bar and a smoke alarm with a dead battery. A technician closes all five in one visit and sends a photo of each.
What a good punch list has
- One line per item, with the room
- Who fixes each item
- A photo when it is done
- A date by which the whole list is closed
How Now Ours handles it
“Done” means the tenant confirmed the fix, or the vendor or technician marked it done with a photo or a note. Otherwise the case says “Not sure it happened” instead of guessing. Read confirming a repair before you close.
