Owner approval
An owner’s yes to a repair that costs more than the manager may approve alone.
Last updated
A clear limit and a fast way to approve, like a link with the quote and photos, keep the work moving. Write down what happens in an emergency, when there is no time to wait.
The trigger is usually a dollar amount in the management agreement, sometimes paired with job types that always need a yes, such as replacing an appliance or a roof repair. The slow part is rarely the decision. It is getting the owner the quote, the photos and the reason in a form they can answer quickly.
An example
A water heater fails at a rental with a $500 approval limit. The replacement quote is $1,450. The owner gets a link with the quote, two photos and the plumber’s note that the tank is leaking from the bottom. The owner approves from their phone, and the install is booked for the next morning.
What helps owners say yes fast
- The quote, the photos and the vendor’s note in one place
- One clear question with one button to answer
- A deadline, and what happens if the owner doesn’t reply
- A written emergency rule for repairs that can’t wait
How Now Ours handles it
On Cautious, the default, Ours asks before contacting a property owner. Owner approval links are included, and texts to property owners are off by default. When they are on, they go in your company’s name. Read more on owner updates and approvals.
